With a shortlist in your hand, it's time to get quotations. Make sure these are in writing and on headed paper. The quote should include all details of the labour and materials to be used to complete the job successfully, and make sure they add any VAT charges. It's important there are no hidden costs that crop up later. Ask your builder if any planning permission or building regulation approval will be required for the proposed job before any work commences. The more thorough you are regarding each detail and stage of the job from the beginning, the better. In addition to a complete breakdown of the work to be done, you'll need an idea of start and completion dates, security and safety issues, catering and toilet arrangements, and hours and days when work will be carried out.

Payment terms also need to be agreed in writing with the builder from the start, and avoid paying a cash deposit. It should not be required by a reputable builder.
